Home Inspections-
A home inspection is an unbiased third party evaluation of a home. It allows
the buyer or seller to become aware of any problems or repairs that may
exist. This allows each party to make informed decision on the purchase or
sell of a home. A true home inspection inspects and evaluates the entire
visual aspects of the home along with its systems. If an inspector does
only a simple systems check, basically nothing has been accomplished
and could leave you with costly repairs after purchase.
My Inspections include:
- Roof, vents, flashings, and trim.
- Gutters and downspouts.
- Skylight, chimney and other roof penetrations.
- Decks, stoops, porches, walkways, and railings.
- Eaves, soffit and fascia.
- Grading and drainage.
- Basement, foundation and crawlspace.
- Water penetration and foundation movement. Heating systems.
- Cooling systems.
- Water heating system.
- Interior plumbing fixtures and faucets.
- Drainage sump pumps with accessible floats.
- Electrical service line and meter box.
- Main disconnect and service amperage.
- Electrical panels, breakers and fuses.
- Grounding and bonding.
- Fireplace damper door and hearth.
- Insulation and ventilation.
- Garage doors, safety sensors, and openers.
- And much more.
Once the inspection is complete I offer two types of Reports. A clear
concise on site report or an even clearer and concise computer generated
report. Rest assured with our report in your hands, you will be on your way
to making a clear and informed decision on buying your home.
Radon-
Radon is a tasteless, odorless, invisible gas that comes from the natural
radioactive decay of uranium found in the soil throughout the country.
Radon enters into buildings through holes, cracks, loose fitting pipes,
dirt/gravel floor and porous block in foundation walls.
The EPA and the Surgeon General's Office urge ALL home buyers to test
for radon. EPA studies indicate that millions of American homes have
levels at or above the recommended safe levels of 4 pCi/L.(picocuries per
liter).
Radon is common in the Shenandoah Valley because of large quantities of
Uranium in the soil. If buying or selling a home in the Shenandoah Valley
a Radon Test should be a priority. If the home has already been tested,
make sure the results are recent. If selling a home, having a radon test is
a great idea. This way if radon is detected the seller knows up front and
not at the last minute (which could cause the deal to turn south real quick).
We are Members of the National Radon Safety Board as a Certified Radon
Measurement Specialist and a Virginia State approved Radon
Measurement Tester.
Our Radon Testing is guaranteed to be fair and impartial as we do
not sell or install the Radon Mitigation System.

Water Testing-
Water quality is and probably should be the most common concern with a
homeowner. Especially when not supplied by a public water source. A
basic water test will check the hardness, pH, sodium, fluoride, iron and
manganese, along with bacteria’s such as E-coli. Water can also be
tested for the presence of other contaminates such as lead. When
purchasing a home thats water source is a private well, a water test is
strongly advised.
We provide the taking of water samples from the residence and sending
them to a local state certified lab to be analyzed. Once the results are
back to us, usually 2-3 days, we can mail them out to you. In
understanding the results you can contact your local Health Department
or Cooperative Extension Office for assistance, they can also provide you
with the corrective measures, if any problems are found.
